New Castle County, DE

New Castle County saw fewer sales to start 2026, with year-to-date closed transactions down 20.5% compared to 2025. Despite lower activity, prices continued to rise, with the median sales price increasing 7.4% from $350,000 to $375,900. Homes going under contract also declined 9.0%, reflecting a slower pace while values remain strong.

Kent County, DE

Kent County began 2026 with slightly softer sales activity, as year-to-date closed transactions declined 6.2% compared to 2025. Even so, home values continued to rise, with the median sales price up 3.7% from $323,000 to $335,000. Homes going under contract dipped just 1.8%, pointing to steady buyer interest despite a slower overall pace. 

Sussex County, DE

Sussex County saw a slower start to 2026, with year-to-date closed sales down 16.6% compared to 2025. Median sales price remained relatively steady, easing just 0.4% from $484,306 to $482,500. Homes going under contract edged up 1.0%, indicating continued buyer interest even as overall sales volume moderated.

Southern Chester County, PA

Southern Chester County showed strong momentum to begin 2026, with year-to-date closed sales up 43.2% compared to 2025. Buyer demand pushed prices higher as well, with the median sales price rising 12.6% from $537,072 to $605,000. Homes going under contract increased 24.0%, reflecting an active and competitive market to start the year.

Cecil County, MD

Cecil County opened 2026 on a positive note, with year-to-date closed sales up 6.6% compared to 2025. Home values saw significant growth as well, with the median sales price jumping 19.4% from $310,000 to $370,000. Homes going under contract increased 5.0%, signaling steady demand and continued buyer activity in the local market.
